( Q ) Do you give free roof inspections?

( A ) Yes, we offer FREE no obligation roof inspection.

( Q ) What if my roof is old, is the value of my claim depreciated?

( A ) The amount paid by insurance is normally depreciated on the front end of any claim and is recoverable only after the repairs have been completed. Meaning you will receive the full value of the claim (RCV or Real Cash Value) in two payments. One prior to repair (ACV or Actual Cash Value) and one (RCD or Recoverable Depreciation) after the repair is completed. The ACV will be less the Depreciation and your Deductible.

The Depreciation will be determined by the age of the existing shingles and the insurance coverage and policy on the structure. Your insurance adjustor will determine these values when he/she creates the Insurance Scope. The Insurance Scope will be a detailed scope of work that has been covered by your carrier.

( Q ) What about my deductible?

( A ) Your deductible payment is an agreement between you and your insurance carrier based on your policy with them. This is your contribution to the cost of repairs and works similar to a co-pay system as with health insurance. We will collect your deductible payment along with the first check (ACV) from the insurance as down payment prior to repairs being scheduled.

In North Carolina it is considered Insurance Fraud not to collect the deductible from the insurance policy holder. The deductible must be paid by the policy holder.

( Q ) Who determines the cost of my repairs?

( A ) The cost of repairs in the case of a claim is determined by a software program (Your Insurance Company operates) that uses a standardized pricing index for the month and year your claim occurs. We will work with your insurance company using this software to reach an agreeable amount based on the needed repairs, building code requirements, etc.

If it is not an insurance claim, the cost will be determined by total materials cost needed to perform the removal and replacement of your existing roof plus dump fees and labor costs. This will all be detailed in your roof quote from Four families Roofing.

( Q ) Are there any extra costs for me?

( A ) The only out of pocket cost for you in the instance of a claim is your deductible. This will not change regardless of the price of the repair, with the exception being roof sheathing in excess of two sheets and any upgrades you may request. This will all be detailed in the Insurance Scope of Work or a detailed quote from Four Families Roofing.

( Q ) What if I don't understand the Insurance Terminology?

( A ) We can help you with that. You will commonly see terms like;
- RCV (Replacement Cost Value)
- ACV (Actual Cash Value)
- Depreciation
- Deductible

( Q ) Do you have a referral program?

( A ) Absolutely we do. For each referral provided by clients or neighbors, we will provide compensation once the job has been completed and paid for in full.

( Q ) Do you provide written estimates?

( A ) Four Families Roofing provides very detailed estimates to all of our potential clients.

After inspecting the roof, we will take the information we obtain and provide a FREE detailed quote. This will show you all the materials and scope of work that will be performed. Our estimates are far more detailed than our competition.

( Q ) How long will the roof replacement take once everything is in place to start the work?

( A ) Most residential homes usually take one day from start to finish. This is for homes that have 40 squares of shingles or less.

We can perform one day jobs on larger square homes, but the labor will be higher due to needing more workers on the job.

All start to finish times vary due to roof pitch, number of dormers, valleys, pipes, vents, skylights and other attributes on the roof. Weather may also be a factor.

( Q ) Do you do roof-overs?

( A ) Absolutely not on an existing shingle roof.

On an existing shingle roof that is being changed to a metal roof, we do but with a strict scope of work. We prefer to tear off existing shingles down to the decking before installing any type of roof covering. However, budgets may be an issue and the client can't afford to do a complete tear off. We would then use treated 1x4 lathing over the existing shingles to install the new metal panels. This provides an air gap between the existing shingles and the new metal panels for proper ventilation. We can discuss all aspects of this process in person at our office or the clients home.

( Q ) How do you handle waste disposal?

( A ) We follow the State of North Carolinas Construction Debris and Waste guidelines.

All waste and debris will be taken to the local County Landfill. Also a construction and debris waste site. The waste and debris will be weighed, unloaded, weighed again by the facility and waste fee will be provided. The bill will be paid at that time.

We calculate waste by the number of squares, underlayment, nails, drip edge, pipe boots, vents and any other attribute on the roof. This allows us to properly bid the cost of waste and debris on each project.

( A ) We follow OSHA guidelines.
